Job Purpose:

Perform any combination of the duties described in the essential functions to operate, maintain, service and repair HVAC/R equipment using a variety of machines, tools, and equipment. Work in a variety of settings, including dormitories, food service areas, administrative offices, academic buildings, and outdoors.

Essential Functions:

  • 90% - HVAC/R Maintenance and Repairs - 
    • Perform scheduled maintenance and repairs on HVAC/R systems per University policies.
    • Operate, troubleshoot, and repair boilers, HVAC, ventilation, refrigeration, and control systems.
    • Maintain pumps, compressors, and other mechanical equipment.
    • Use testing equipment and handle chemicals for system maintenance.
    • Ensure compliance with relevant codes and regulations.
    • Implement preventive maintenance to extend equipment life and minimize failures.
    • Operate tools and equipment safely and effectively.
    • Analyze and resolve maintenance issues using standard HVAC/R practices.
    • Provide after-hours and emergency support as needed.
    • Complete work orders, maintain cleanliness, and manage projects efficiently.
    • Procure parts and track project costs.

Educational Requirement:

High School Diploma or GED

Years of Related Experience Requirement:

5 years

In lieu of the educational qualifications, candidates may qualify with equivalent professional experience at a ratio of one year of experience for each year of required education. 

Certifications and/or Licensures:

Mechanics I gas license
Electrical license/Refrigeration license
Valid driver's license; proven driving ability with good driving record.

Skills & Abilities:

  • Previous experience in maintenance, troubleshooting and repair of HVAC/R systems.
  • Knowledge of mechanical, electrical and control systems.
  • Ability to read blueprints, schematics, and technical manuals.
  • Basic understanding of regulatory codes and compliance standards.
  • Knowledge of building maintenance, repair techniques, and materials.
  • Ability to use various power equipment, including drills, roto-hammers, hand tools, etc.
  • Knowledge of safety hazards and precautions related to the building and maintenance trades.
  • Ability to follow written and verbal instructions.
  • Ability to work independently, as well as, establish and maintain harmonious working relationships with staff, faculty, and students.
  • Ability to work on weekends, shift work, overtime, and on-call.
  • Ability to pass pre-employment physical as required for the position.

Preferred Qualifications:

  • Associate degree or technical certification in HVAC/R or related field.
  • Experience with Direct Digital Controls (DDC) and Building Automation Systems (BAS).
  • Knowledge of energy efficiency principles and sustainability practices.
  • Strong troubleshooting skills with complex HVAC/R systems.
  • Familiarity with computerized maintenance management systems (CMMS).

Standing/Sitting - Ability to remain in a stationary position for a prolonged period: Daily (>75% of time)

Walking - Ability to move about on foot to accomplish tasks: Daily (>75% of time)

Lifting/Carrying - Ability to move or transport objects up to a specified weight (e.g., 50 pounds): Daily (>75% of time)

Attention to Detail - Ability to focus on detailed tasks for extended periods: Daily (>75% of time)

Problem-Solving - Ability to identify and resolve issues effectively: Daily (>75% of time)

The budgeted salary range that the University reasonably expects to offer for this position: $73,000

Pay Range:

Minimum Salary (Annualized 12 months and 40 hours/week): 56640

Midpoint Salary (Annualized 12 months and 40 hours/week): 70800

Maximum Salary (Annualized 12 months and 40 hours/week): 84960

Minimum Salary (Non-Exempt): 27.24

Midpoint Salary (Non-Exempt): 30.04

Maximum Salary (Non-Exempt): 40.84
