General Maintenance Technician

Job Purpose:

Perform any combination of the duties described in the essential functions to maintain and repair University property using a variety of resources. Work in a variety of settings, including dormitories, food service areas, administrative offices, academic buildings and outdoors. Perform related paperwork as required.

Essential Functions: - 

90% - General Maintenance - Perform minor painting, plumbing, electrical and carpentry to repair commercial, residential and institutional buildings.

Examples of this work include but are not limited to -

  • Unstopping blocked drains, repairing garbage disposals, resetting circuit breakers, repairing drywall and wood trim, repairing doors and jambs, painting interior and exterior walls, sealing and caulking joints and repairing furniture.
  • Patch, repair and clean roof surfaces.
  • Clear downspouts and gutters of debris.
  • Install and repair windows, glass, screens, and hardware as related to windows and doors.
  • Repair commercial and residential kitchen equipment, including dishwashers, disposals and other machinery.
  • Operate service van or truck as required, load and unload materials and supplies.
  • Operate hand and power tools in a skilled manner
    • Drills, saws, and maintain an inventory of normal vehicle mechanic tools and other shop equipment as needed.
  • Operate powered equipment such as scissor lifts, boom lifts, forklifts, cargo vans, trucks and high reach bucket trucks.
  • Fills in after-hours and on weekends as required.
  • Subject to after-hour callbacks for emergencies and seasonal shift changes.
  • Respond to emergency calls and reported malfunctions in mechanical systems, electrical systems, and elevators.
  • Apply knowledge in associated trades.
  • Work independently without on-shift supervision and exercise independent judgment to solve problems
  • Determine the need to call in and coordinate the work necessary to resolve emergency conditions.
  • Essential functions listed here require the physical and environmental demands in order to carry out these duties.
  • Schedule work orders in a timely manner utilizing knowledge of University maintenance policies and procedures.
  • Complete necessary documentation in order to record all repairs in campus information systems.
  • Perform cost estimating of minor installations and repairs.
    • Estimates will include project materials, labor and equipment costs.
    • Procure necessary parts and equipment utilizing University resources (warehouse) and appropriate outside vendors.
    • Assist, coordinate and/or work with other trades and crafts personnel.
  • Performs skilled maintenance work in the repair, remodeling, and construction of minor commercial and residential projects.

Educational Requirement:

High School Diploma or GED

Years of Related Experience Requirement:

5 years

In lieu of the educational qualifications, candidates may qualify with equivalent professional experience at a ratio of one year of experience for each year of required education. 

Certifications and/or Licensures:

Valid Driver's License, proven driving ability with good driving record.

Skills & Abilities:

  • Knowledge of building maintenance, repair techniques, and materials.
  • Ability to use various power equipment, including drills, Sawzall, and hand tools, etc.
  • Ability to follow written and verbal instructions.
  • Knowledge of safety hazards and precautions related to the building and maintenance trades.
  • Ability to work independently and in a team setting to complete daily activities according to work schedule received from the Maintenance Supervisor.
  • Demonstrated ability to use sound judgement to analyze maintenance repair situations.
  • Demonstrated ability to determine appropriate action in resolving an issue, within protocol and standard practice.
  • Ability to be on work weekends, shiftwork, overtime and on-call.
  • Ability to pass pre-employment physical as required for position.

The budgeted salary range that the University reasonably expects to offer for this position: 47,440-53,042

Pay Range:

Minimum Salary (Annualized 12 months and 40 hours/week): 47440

Midpoint Salary (Annualized 12 months and 40 hours/week): 59300

Maximum Salary (Annualized 12 months and 40 hours/week): 71160

Minimum Salary (Non-Exempt): 22.81

Midpoint Salary (Non-Exempt): 28.50

Maximum Salary (Non-Exempt): 34.21
